NOTICE! Rules and Regulations of the Facility of Napier Properties of the Ozarks, LLC (Owner)

• This Property is for CURRENT (NON-LATE) Tenants and their guests only, all others are considered trespassing! Tenants are responsible for their guests at the facility.

• Tenant shall properly secure and lock their unit at all times when they are not at the storage unit. Tenant may only place one lock on any unit door. 

• Lock cutting charge $20 with 24 business hour notice. If you cut your own lock, any damage is your responsibility. 

• Children must be supervised at all times. Please do not throw or allow children to throw things at our buildings or on the roofs.

• Damage or altering our property in any way, the responsible party will be held liable. No alteration of the unit or any other property owned by the owner is permitted without the prior written consent of the owner. This includes not affixing or attaching anything to the premises. No signs may be displayed.

• Pets are not allowed to run loose. If your pet has to use the bathroom, pick up their waste. 

• No incoming business activity/sales in storage units. 

• Owner does not provide a dumpster or trash removal service. Therefore, Tenant shall remove all valuables and discarded property from the facility at the time they leave or move out of their storage unit; nothing is to be left in the aisle ways or elsewhere. 

• Wooden pallets and other items are not to be left around the facility obstructing drivers or leaned up against buildings. 

• No work may be performed on any vehicle at the storage facility, including changing oil, antifreeze, or other fluids. 

• No storing of trailers, vehicles or any other equipment outside of buildings, Rent ONLY includes inside of your unit rented. We charge a monthly additional fee to park at designated spaces on our facility. If you are not paying for outdoor parking then you are not allowed to store anything outside. Items will be TOWED at vehicle or equipment owners expense if left outside of the unit over 24 hours or a daily rate of $25 per day for each item parked outside without proper rental agreement for outdoor parking. No other area of the property can be used and is NOT included. No External Storage Containers, PODS, to be delivered or Canopies to be used at the Facility. 

• Electric use is only available to tenants paying additional electric use fees. No Space Heaters or any type of portable heating/cooling devices, refrigerators or freezers are not allowed to be plugged in or around storage units. 

• Loading or Unloading (Mini Storage): park parallel to the building to allow traffic to flow through the aisle way. There is no backing the vehicle straight or on an angle toward the door of the Space. 

• Owner is not responsible for accidents, injuries, fire, lost or stolen items, vehicles left overnight or longer, natural disasters, items left behind or personal property. 

• Tenant and Customer parking only in parking lots, violators will be towed at vehicle owner's expense. 

• Speed limit on facility grounds is 5 MPH. No reckless driving in any form such as drifting, donuts, etc. No test driving vehicles or motorcycles. Access on our property is only around your unit rented, this is not an open playground to test out your toys. 

• Tenants shall not play loud music or create any disturbance, which would be offensive to Owner, other tenants, neighbors and/or guests to the facility. 

• No open flames of any type such as camping equipment, cutting torches, kerosene lamps, candles, grills, fire pits or barrels, etc. are allowed in or around the storage unit or on the property. 

• No smoking, Alcohol, illegal drug use, Loitering, spend excessive or unnecessary time in or around the space, unlawful, fraudulent, or deceptive use anywhere on the property. This is a business and not a hang out spot or place of residence for any living being. We have police making rounds daily. 

• The storage door must remain open while Occupant is using the Space while at the Facility.

• No Littering.

• Do not assume that your homeowners or renters Insurance will cover your stored items. Check with your insurance company. 

• Our property is not to be used as a turn around or for any other uses not approved by the owner. 

• Cameras are placed all throughout the property, you are being watched closely at all times. Owner receives instant motion notifications and keeps a close eye.

• Law Enforcement Directives. Owner cooperates with law enforcement officials in all reasonable respects including, without limitation, allowing law enforcement officials to comply with and enforce search warrants, and providing business records (excluding financial information), video footage, and subpoenaed documents to law enforcement officials

When entering Napier Properties of the Ozarks, LLC Property, you are hereby agreeing to these Rules & Regulations.
